    It's still BS. The buy agent should be compensated at a flat fee. Buy agents are useless with zillow and sites like that. I gave my requirements to my buy agent and she kept coming back with crap. So I sat on zillow for about an hour and showed her the 3 house I found. Guess what I bought the first one I shared with her. Buy agents are useless as travel agents.

      Not really, not if you're buying in an unfamiliar market, if you're from out of state, if you'd want to see properties that might not be listed, if you'd want the deal to be smooth. I mean, this is not an absolute, sometimes you'd be correct but generally not.

    Until prices come down significantly, or money is no object. You don't want to be buying any time soon. They have increases way too much in the past decade and it's not only time for a correction, insurance may not be available (especially at these levels) in the future. Now if your ok with all this, do your do diligence as recommended and hang on for the ride.

    Prices are going down in Collier County, the same as Lee County. The median sale price has gone up 17%, but the median listing price has gone down 11.5% year over year. That says the only reason the median sales price has gone up is the less expensive mortgage-dependent homes are sitting, and the big-ticket cash buyers are still buying. With 11 months of supply and the competition that brings, there is no way prices don't have significant downward pressure.

      Naples is a different beast. Majority of buyers have been cash buyers . At one point I think 80% of buyers were cash buyers. That means that majority will likely not have to sell unless they get TOP DOLLAR. Which IMO is why you are seeing high inventory and high prices in the area. The others that purchased within the last 20,21 got low interest rates and would have to ask top dollars to make it worth moving to another house unless they want to degrade house and increase mortgage.

      What is % of homes on the market versus all the homes in the county? In late 2006 it was 16%. I worked for a homebuilder during 2006 and it was a fascinating moment. The permit process & construction takes so long down there that it is typically on sold homes it takes almost 1.5 years to build so the closing price throws the numbers off on actual pricing today. Those homes were all sold in late 2022 and early 2023. Most definitely will be lower in 6 months bc that will be more mid to late 2023 homes under contract.

      You’re missing a very important point about prices in Naples. The median home price being high simply means that there are more high-priced houses trading than low priced houses, which indicates that wealthier people are less affected by economic shifts. In order for the data to be more meaningful, it would need to be divided up into price range categories, and then look at average prices rather than median prices.

    As a long time florida resident, the SW coast does not appeal to me. Weather risks are severe, prices are high for taxes and insurance. No atlantic breezes.

    Brad and viewers- I checked on the exemption for borrowers that are homeowners but going thru a divorce. There is no exemption for the first time home buyer rule except for Veterans. Sorry!

    Naples is great only if you are retired , healthy and loaded with $$ ! Otherwise it sucks, pretty much boring, low pay and very expensive living ! And the beaches ??! Took hard hit after latest hurricane (destroyed),few times a year red tide, nowhere to park, water is 90F over the summer(too shallow), no buffets, no food, no drinks and looks like you are in Cuba or Venezuela 😀Naples has changed !

      Apr-May is the worse, because it's extremely dry and the sun is high, feels like desert 120F. June-Aug is "cooler" 90F average, but sticky humid, because of raining season.Sep-Nov mild heat and most hurricanes.Dec-Mar is the best weather, lots of cold fronts and humidity is low temps vary from 30F-75F during winter in Naples and mostly sunny ! rich snowbirds paradise 😀

    I would normally suggest to invest in fixer uppers but not so much in Naples, unless you have very deep pockets or are handy and have available time to do the fixes and upgrades yourself. Or are willing to put off remodeling until the market slows down and contractors become bearable for you . I highly suggest researching and getting prices for remodeling going prices before you buy or you may be in for a shock. I say this having purchased numerous fixer uppers in the area ranging from mid size remodels to major remodels. Ofcourse timing and demand always plays a part, but you will be competing for contractors against extremely wealthy individuals that not only are willing to over pay for goods and services but will pay bonuses to contractors to start early or prioritize them over others. The other contractors are fly by night and good luck with the end result. Even the good ones is a luck of the draw depending on how busy they are. Contractors in Naples don't have to worry about repeat business and many have the mentality to let you know.

    I think the rental market has somewhat subsided at least where I have my investment property. Not sure why. We bought ours for cash and I’m glad we did. Mortgage costs not an issue. I think if you can get a motivated seller Naples is a great place to invest long term.

      Why would you not go boating, swimming, wake boarding,Skimboarding , or other perfect activities for peak heat ? Or do activities outside in covered patios like outside eating in restaurant with proper ventilation ? or bike riding , sports ,and other activities with proper hydration ,shade ,or etc? Not all outside activities require ac during summer.

      @@JJS73 I'm not sure if you have visited in summer but I can see if you were a visitor visiting where it could be a bit much at first. However your body does accommodates to the humidity. Heck I just went through this a few weeks ago myself when we started to get a taste of summer after some gorgeous weather and cold fronts. Now its back to normal and going outside isn't horrible. However I experience this as well when I fly up north in winter and after a week the cold becomes normal. Nice thing about summer here besides the perfect boating is less people and being able to go to dinner or make plans at last second without any reservations ,parking concerns , or lines.

    As a native Floridian who moved to WA to enjoy the Great PNW here’s my top reasons for leaving FL: 1. Lack of Seasons - being from FL I had no idea how much I missed out growing up not seeing the leaves change color or that 1st snowflake of the season. I’ve been missing out for years & I can’t go back to sun sun and more sun. 2. The terrain is suuuuuuper boring. The hills of Tallahassee aren’t enough. When you wake up & see the Cascades, Olympics to your left & right & then see Mt Rainier in the distance it draws you in. It’s a magical feeling. That flatness for days gets old quick once you’ve been exposed to mountains… 3. The weather. It’s either hot hotter or scorching. Yeah there’s January where the temps might dip into the 30s or 40s for a couple nights, but then it’ll be 60 or 70 by the afternoon. Too many coats I’ve invested in to go back to that. And don’t even get me started on the humidity & thunderstorms. You literally only have a few months out the year to enjoy any outdoor activities. 4. Lack of Public Transit. It’s pathetic. All that flat land with no light rail to show for it. Brightline is cool…but that’s not practical for everyday use in the cities. Sun Rail is a step in the right direction for Orlando & Miami’s rail system is impressive…but that’s not enough. And Jacksonville & Tampa? Ha! Forget about it…it’s strictly all cars. All this growth that FL has, it needs to get with the times. ASAP. 5. If you’re not in Orlando or Miami, & you don’t like the beach or bar/club hopping…FL’s vibe is kinda boring. Either you’re retired or with your family in your gated community & sheltered from the world or you’re overpaying to stay a few minutes from a beach that you barely use most of the year. Or you’re doing some “Down South” activities that will make you think you’re in GA or Bama. Or you’re in a sketchy part of town that you really shouldn’t be in… My advice: spend some cash, stay in a Airbnb in FL for about 2 weeks in July/August/September. Explore the state from top to bottom. Talk to locals. Natives, not Transplants. If you like it more than where you’re from:move there. If not, look elsewhere. It’s as simple as that. 💯

    Great info as always. Naples has and was a very high cash buyer region. A good portion of homes being put up for sale are likely people sensing the end of the sellers market and trying to cash in before it switches to a buyers market. So they don't really have to sell (cash buyer, low interest rates). Short term rental demand appears to have or is in the way to stabilizing especially as more anti-short term policies by HOA and consumers sentiments are growing as the consumer health is dwindling via inflation that has investors pausing. I know as a small investor I expect a market correction to come and waiting for it to happen before I buy more properties unless a very special investment opportunity comes up. I'm in no rush to buy as I'm on the long run for this and I don't think I'm alone on this. Also while everyone is looking at inventory and days on the market we should be looking at things from the buyers side. I question has the buyer pool grown or dwindled? I think with Insurance, hurricane fears, high interest rates, consumer debt growing,inflation, and many sellers staying put with their low interest rate a lot of buyers have checked out of the buyers pool making up for the increase in inventory.
